55+ Community Highlight of the Week: The Villas at Winder

Living in a 55+ community offers a range of amenities and services designed to enhance quality of life. One of the key advantages is the sense of community and belonging, fostering connections with peers who share similar life stages and interests. These communities often offer various recreational activities, clubs, and events catered to residents, promoting an active and social lifestyle. Additionally, 55+ communities typically provide maintenance-free living, freeing residents from the burdens of yard work or home upkeep. However, considerations such as potential residency restrictions, age requirements, limitations on younger visitors or family members, and homeowner association (HOA) fees can impact affordability. Evaluating the pros and cons helps individuals assess whether a 55+ community aligns with their lifestyle preferences and needs for the next phase of life.

The community highlighted in this article is The Villas At Winder. This development is located at  221 Memory Lane in Winder, GA, just 2 miles from downtown Winder.  There are over 200 homes in this subdivision, with over half of the homes built between 2005 and 2007 and the remainder from 2014 to 2016. Some popular amenities include two clubhouses, two pools, a fitness center, tennis courts, and a playground. As of December 2023, the annual fees are $1260 or $105 per month, which includes the use of these amenities as well as yard maintenance.

According to the FMLS valuation system, the average home value of the homes in this community is $350,924 as of December 2023. This is significantly below the average cost of homes in the U.S. ($430,300), making it a great place to retire.  All the homes in the Villas at Winder will be ranch homes with 2-3 bedrooms and two bathrooms.

Since then, she has purchased and sold multiple personal properties, including an investment home that turned from a Rehab to a New Construction project in 2020. She also recently helped her senior parent through the process of downsizing to a more suitable home where they can comfortably age in place. These experiences have inspired Denise's drive to generously impart her ever-growing knowledge to prospective clients, aiming to significantly enhance their journey toward joyful homeownership and a seamless home-selling experience.
